St. Francis Close, Tring

If you are looking for a modern home in Tring but do not want something that feels like every other new build, this one is worth seeing.

Built in 2020 by W. E. Black, the house already had a great layout, but the current owners have added their own touches and, most importantly, converted the loft to create a proper third bedroom. The result is a home that feels practical, well finished and noticeably more spacious than you might expect from a mid terrace.

As you step inside, the entrance hall feels bright and welcoming, with decorative wall panelling adding character straight away. At the front of the house is the kitchen, which is modern, well finished and practical, with plenty of storage and integrated appliances.

The sitting room is at the back of the house and is probably where most of the everyday living happens. There is plenty of room for a good sized sofa as well as a dining table, so it works equally well for quiet evenings at home or having friends and family over. The stove style electric fire gives the room a cosy focal point, while French doors open straight out onto the garden and bring in plenty of natural light.

There is also a downstairs cloakroom, which is one of those small things that makes a big difference in a family home.

Upstairs on the first floor are two generous bedrooms and the family bathroom. The main bedroom has been finished particularly nicely, with fitted wardrobes, wall panelling and its own en suite shower room. The second bedroom is another comfortable double and again has some thoughtful decorative touches.

Then you head upstairs again.

The loft conversion has completely changed the way the house works. What was once roof space is now a brilliant third bedroom, with four skylights bringing in loads of natural light and giving you elevated views across Tring. There is useful eaves storage too, while the landing outside the bedroom is large enough to create a little desk area, reading corner or workspace.

Outside, the rear garden has been kept simple and easy to enjoy. It is mainly laid to lawn, with sleeper edged planting beds and plenty of space for outdoor furniture, summer barbecues or somewhere for children to play. The south easterly aspect means it catches the light well, particularly through the morning and into the day.

There is also an allocated parking space, along with additional visitor parking within the development. An annual service charge of approximately £450 is payable towards the upkeep and maintenance of the communal areas and grounds.

The location is another big part of the appeal.

St Francis Close sits on the eastern side of Tring, giving you a quieter residential setting while still keeping the town within easy reach. Tring itself is a popular market town on the edge of the Chiltern Hills, with a good mix of independent shops, cafés, restaurants and everyday amenities. You also have places such as the Natural History Museum at Tring, the Grand Union Canal and plenty of countryside nearby, so there is a lot on the doorstep without needing to travel far.

For day to day shopping, Tring has a Tesco and M&S Simply Food, alongside a selection of smaller independent businesses, cafés and places to eat. Berkhamsted is around five miles away if you want even more choice, while Aylesbury is also within easy reach for larger shopping and leisure facilities.

Families are well catered for too, with a number of schools in and around Tring, including Tring School, Goldfield Infants' and Nursery School and Bishopswood Junior School. There are also several independent schools within the wider area, including Tring Park School for the Performing Arts and Berkhamsted School.

For commuters, Tring station provides direct rail services into London Euston, while the nearby A41 gives straightforward access towards the M25 and the wider motorway network.

For us, this is one of those houses that feels ready to simply move into and enjoy. You have a modern home, three genuinely useful bedrooms, a great top floor space, parking and a location that works equally well for everyday family life and commuting.
